The letting agent acts as the middleman between the landlord and the tenant for the rental of a residential property. Letting agents often operate under the umbrella of an Estate Agent due to the similarities that the two professions have, but there are many agents who work exclusively with lettings.

Letting agencies deal primarily with tenancies between landlords and private individuals. The agent matches the tenants’ needs and requirements and finds the appropriate housing; depending on location, property size or budget.

Currently, there are no official regulations for letting agents and more than half of the UK's letting agents are self-regulated. Leading letting agent organisations such as Association of Residential Letting Agents (ARLA) have codes of practice and compliance controls in order to govern the activities of their members.
